This will be a Airbnb trip. Also, there will be no refunds 60-days prior to trip. First people to make their deposit to reserve a bed will have first priority preference in bed/bedroom choice. So far the place we found has holds 16+ guests, 4 bedrooms, 11 beds and 3.5 baths.
